How to Find Your Perfect Home

Good local schools, great municipal services, convenient public transportation - these are a small number of factors many consider when choosing where to live and which home to buy. I can help you better understand what your needs are. No matter what your budget is, I'll help you find the perfect home. As a licensed Real Estate professional, I will be with you every step of the way, from helping you narrow your search to guiding you through the negotiation process. It's never too early to start your research..

As soon as you can, start browsing websites, newspapers, and magazines that have local real estate listings. Make a note of particular homes you're interested in and see how long they stay on the market. Also, note any changes in the asking prices. This will give you a sense of the housing trends in specific areas. Create a list of your wants and needs.

Find the Right Real Estate Agent..

Qualified Real Estate professionals are very important partners when you’re buying or selling a home. I can provide you with helpful information on homes and neighbourhoods that isn’t easily accessible to the public. My knowledge of the home buying process, negotiating skills, and familiarity with the area you want to live in will be extremely valuable to you. Best of all? Generally the Buyer isn't responsible for the cost of their Real Estate Sales Professional – We're compensated from the commission paid by the seller. Ensuring I'm best suited for my clients is important to me. That's why I always meet with you and your family prior to starting your search - It's important to ensure we jive well!  

Get Pre-Approved ..

Before you start looking for a home, you will need to know how much you can actually spend. The best way to do that is to get pre-approved for a mortgage. It's simple! In order to get pre-approved, you'll need to visit the lender of your choice and provide financial information. I'm happy to provide a list of local reliable lenders past clients have worked with and been satisfied! Ultimately, the lender you choose will review your proof of income - pay stubs, bank statements, the amount of savings and investments you have are the key items they'll require in order to verify your financial status. After review of your items provided this will determine the amount they can lend you. Once we have this price range we can begin to look within it!  

Shop for Your Home and Make an Offer..

Start touring homes in your price range. It will be helpful to take notes on all the homes we tour. I provide you with MLS Data Listing sheets for each property. You will most likely see a number of homes, using the data sheets to highlight some of the keys items you like/dislike.

Evaluate the neighbourhood and make a note of things such as:

  • Are the other homes on the block well maintained?

  • How much traffic does the street get?

  • Is there enough street parking for your family and visitors?

  • Is it conveniently located near places of interest to you: schools, shopping centres, restaurants, parks, and public transportation?

I always encourage my clients to take as much time as they need to find the right home. After all it is a large investment!

Writing An Offer..

You've found the one you'd like to call home. You're ready to make an offer. We work closely to negotiate a fair offer based on the value of comparable homes in the same neighbourhood, within your budget, and most importantly what you're comfortable paying for what you're getting. 

Accepted Offer & Conditional Period..

Once you and the seller have reached an agreement and your offer has been accepted. The home will go into a "Conditional" period. Which is the period of time you've agreed to in order to complete the necessary items satisfactory to you in the home buying process. *Pending you haven't purchased the home cash without conditions. 

Get a Home Inspection..

Typically, buyer's offers are contingent on a satisfactory home inspection of the property. The home inspector will check for  signs of structural damage or things that may need fixing. I will help you arrange to have this inspection conducted within a few days of your offer being accepted by the seller at a mutually agreed upon time by all parties. This contingency protects you by giving you a chance to renegotiate your offer or withdraw it without penalty if the inspection reveals significant material damage. You will receive a report on the home inspector’s findings. You can then decide if you want to ask the seller to fix anything on the property before closing the sale. Before the sale closes, you will have a walk-through of the house, which gives you the chance to confirm that any agreed upon repairs have been made. As well it gives your lawyer time to review any proof of work documents received from the Seller.

Coordinate the Paperwork..

As you can imagine, there is a lot of paperwork involved with the purchase of a home. I will ensure you have a file with copies of all documents which can be referred to during the transaction or in the future. 

Close the Sale..

Your Lawyer will arrange a meeting with you to provide explanation on his findings, and signatures on the necessary paperwork required to complete the purchase. Once the funds are exchanged between the Lenders, and Buyer/Seller Representatives, all documents and processes are complete, the transaction closes and you're ready to move into your new home!
